On our continuing investigation of the state of the Upper Roof – as mentioned in update from 12/12/14 – we found lots of water gathering on top of a sub-ceiling above a Storage room also located under the Burbank Tower Sign.
Now this is what we found when looking around. First as shown – someone has certainly been here before, the crawlspace above the Storage room is missing several pieces of wood, where someone created an access point to get under the Burbank Tower Sign in effect creating a crawlspace under the sign. At least whoever did it – appears to have used some new 2×4’s to reinforce the area, perhaps done as part of the 2005 building permits when the upstairs was renovated.
Also as shown – there is a lot of long term water leak evidence everywhere, and the dark areas are fresh water happening now ( early December 2014 ).
So here is a view nearly no one has ever seen – this is the actual underside – crawlspace area directly below the Burbank Tower Sign. Dry rot and termite damage looks rather complete, we did not dare climb into this area.
This entire section is “inside and under” the Burbank Tower Sign – for water to be running down the left hand cement – shows that water is likely pooling inside the Tower sign.
In this zoom shot of the left hand side you can see a constant flow of water running down the cement walls.
For completing our review here – it’s also hard to miss the huge structural crack above, where obviously water had leaked for a long time in the past. But thankfully it’s not leaking right now!
Time for a 2nd call to get a general contractor in to inspect.
